Ground lease opportunities at Sunshine Coast’s newest aerospace park

Caloundra Aerodrome

A new aerospace precinct has been launched on Queensland’s Sunshine Coast, just 100 kilometres north of Brisbane. Known as the Caloundra Aerospace Park, the 6.3 hectare land parcel provides prime airside and landside development opportunities.

Located within the Caloundra Aerodrome on the southern end of the Sunshine Coast, Caloundra Aerospace Park has been designed as a new centre of excellence in aviation and aerospace.

Caloundra Aerodrome is owned and managed by Sunshine Coast Council, one of the largest local governments in Australia.

This expansion forms Stage One of the rollout of the detailed Caloundra Aerodrome Master Plan 2042.

Ground lease opportunities

The public tender process launched in early October 2024 with Sunshine Coast Council seeking submissions from potential Australian and overseas tenants interested in the chance to secure long-term ground leases at the new aerospace park.

The opportunity will suit aviation-related businesses operating in a range of areas including innovation and emerging technologies, advanced manufacturing, advanced engineering and maintenance and repair.

Council is seeking a diverse range of businesses for the park and to provide highly skilled employment opportunities.

Land parcels are available in a range of sizes and locations either side of the main aerodrome road (Pathfinder Drive), which will be extended to the south-west.

Incoming businesses will join a number of leading aviation operators already enjoying success at the location.

Stage One 6.3 hectare land release

→ A variety of sustainable infrastructure solutions to meet the needs of individual lessees

Sunshine Coast Council investment in the park includes new infrastructure such as extending the main aerodrome road (Pathfinder Drive), as well as electrical, plumbing, water and sewer upgrades.

Strategic location

Caloundra Aerodrome is poised to play a crucial role in the growth of the aviation and aerospace sector on the Sunshine Coast and in South East Queensland.

Its strategic location 100 kilometres from Brisbane city centre is easily accessible via the Bruce Highway at Caloundra and recently via a new arterial road through Caloundra South.

Additionally, the aerodrome is a proposed train station location for one of Queensland’s largest transport infrastructure projects of the decade: a new 37.8 kilometre direct rail line connecting the coastal region to Brisbane.

Also in close proximity is the landing station for Sunshine Coast’s international broadband submarine cable, providing Australia’s fastest east coast data connection to the world.

The cable’s fast, reliable and low latency connectivity operates via SC1 Sunshine Coast, a cutting-edge NEXTDC data centre located in Maroochydore, 20 kilometres north of Caloundra.

Key regional asset

Caloundra Aerodrome has a long aviation legacy, having operated for more than 90 years.

Countless pilots have been trained at Caloundra Aerodrome for recreational, commercial and military flying.

The prominent site is home to the Queensland Air Museum, which has been attracting aviation fans for more than half a century. It is also the location for a key Australian Air Force Cadets training facility.

High-value industries

“This expansion is not about more aircraft in the sky,” Sunshine Coast Mayor Rosanna Natoli said.

“It’s about boosting the scale and diversity of the local economy, attracting new investment and enabling the businesses already operating in the precinct to grow.”

The expansion aligns with the Sunshine Coast Regional Economic Development Strategy, which promotes high-value industries like aviation, aerospace and advanced manufacturing.

The public tender opened on Saturday 5 October 2024 and the deadline for submissions is Tuesday 12 November 2024.
